ISAT Total Support Process – MEP Turnkey Installation Solutions
ISAT’s Total Support is redefining the manufacturer to contractor relationship. Our innovative, streamlined process integrates comprehensive assortment of service procurement and product procurement solutions for the construction industry. Our relationship-driven approach combines product design/engineering, custom fabrication, assembly/kitting and delivery to your job-site to save time, frustration and most importably to drive down cost of installed MEP systems.
Step 1 – Constructability Review
A constructability review is an in-depth process that assesses the project design parameters, BIM execution plan, contractors planned construction sequence, labor concerns and project schedule milestones. This interactive discussion is meant to expand upon any design and code impacts early, with consideration to all downstream construction and labor impacts. ISAT offers expert services and product solutions for MEPF support systems that address gravity, seismic, vibration and thermal flexibility issues as well as those impacts on the building structure itself.
Our team of construction professionals, including engineers, VDC professionals, fabricators, and product experts, collaborate with our clients during the review process. Together, we define the project scope and pinpoint opportunities for value-engineered designs, cost-effective product solutions, and construction methodologies that have been proven to reduce costs and construction schedule while ensuring code compliance.
Step 2 – Engineering and Modeling VDC
Our approach to project execution is built on collaboration, optimization, and innovation. Once engaged, we assemble a dedicated project team to work closely with our client, keeping the constructability plan in mind. The goal is to implement an engineering and Virtual Design Construction (VDC) strategy that aligns seamlessly with the project requirements, client objectives, and defined construction methodologies. Early coordination between the design and construction teams is a cornerstone of our process, enabling us to identify opportunities for offsite manufacturing (OSM), streamlined site labor, safety, and lean methods—strategies that have been pivotal in maximizing cost reduction and safety.
ISAT’s VDC group integrates the engineering design into the model to meet any project Level of Development (LOD) requirement. ISAT maintains an extensive content library and utilizes industry standard platforms in conjunction with custom APIs to effectively populate and coordinate within the modeling environment. Our VDC lead works hand in hand with our client’s project team, ensuring all VDC efforts are fully coordinated until the model is signed off and issued for fabrication (IFF).
Step 3 – Manufacturing and Assembly
Once ISAT is brought on board to integrate a design into a model, order processing becomes relatively automated using ISAT’s content libraries, custom API software, and back-end business integration tools. By leveraging model information, we can swiftly determine the exact materials necessary to fulfill the design and organize them to meet contractor and project requirements.
Our team of product and catalogue support experts specialize in pipe support systems, seismic bracing assemblies, concrete anchors and inserts, vibration isolation, pre-insulated pipe supports, strut and strut fittings, and flexible piping components. Our in-house team of product and OSM specialists generate the necessary bill of material (BOM), containing catalogued supports and products to prepare for the project site.
Step 4 – Delivery and Rapid Install
Our dedicated logistics team specializes in managing the procurement of specialty and long lead-time items first. Ensuring timely delivery of materials to the jobsite, from one of our thirteen strategically located regional offices, is a key part of our strategy.
We take meticulous care in the assembly of all OSM and modular supports. Each item is systematically assembled, kitted, and labeled with support IDs that align with approved installation and layout drawings prior to delivery. All materials are then packaged, with transportation considerations in mind. By considering the transportation loads, rigging pick points, the sequence of installation and jobsite handling, we can ensure the product arrives at the project site in the same condition it left the manufacturing site and in order of installation sequence.
Upon delivery, OSM materials are efficiently moved into place and installed as assemblies. To streamline this process, we employ our proprietary QRXpert app which is paired with our kit labels. These labels display QR codes providing support-specific installation instructions and QC checklists, ensuring a seamless installation experience.
